Justifying our Management!
With all of the turmoil that surrounds the Mutuals and
PCM, it is about time to sit back and understand how we got to where we
are today. Here is some food for thought that might be worth reviewing.
Let's look at the following entities:
- PCM, our Managing Agent
- Associa, our Managing Agents owner
- KPMG, our yearly auditor
- Connexion, our Broadband provider
Let's assume that we are back at our starting point and
want to hire the above companies to satisfy our requirements, of course,
knowing what we know today.
- PCM
- Would we consider a Managing Agent that has a history of hiding
documentation and records? It took almost three years to get the
Credit Card Records made public.
- Would we consider a Managing Agent who has paid their employees
monies which were never authorized by any of the Boards, while stating
that, "They never do anything without the Boards Directive."
- Would we hire a Management Company that we are filing a suit
against for incorrect management of funds?
- ASSOCIA
- Would we consider a Managing Agent (PCM) whose owner has
a track record with other Home Owner Associations that instills
little confidence in a future with them. Many of our same concerns
with PCM (transparency and openness) are raised by many HOA's that
have been managed by Associa.
- The owners of Associa appear to generate much of their
income by having the Managing Agent use susidiary companies that
are owned by Associa. This includes bank, insurance company, escrow
company, etc. Each of our associations with PCM would reek of a
conflict on interest between PCM and the Associa affiliates.

PCM will certainly be suggesting:
- Comprehensive and proactive association management
- Association and developer consulting
- Complete administrative and management support
- Quantity discounts on a range of auxilliary services
- Facilities maintenance
- Extensive financial services
- Insurance brokerage
- Real estate marketing
- Educational seminars and workshops
- Community web sites
- KPMG
